Property Policies
Cancellation Policy
25% of the total rent will be taken when reservation is made. Balance is due 30 days prior to arrive. Your credit card will be run 30 days prior to arrival for balance due, unless payment has been received by mail or other arrangements have been made. A $30.00 fee, per unit reserved, will be charged for all cancellations outside of 30 days from check-in. Any cancellations within 30 days of your arrival will be charged for the total of your reservation, and no refund is due, unless we are able to fill your entire reservation with another parties reservation. If this is possible, you will be issued a full refund minus a $30 credit card fee. If we are only able to re-rent part of your reservation or at a discounted rate, you will be refunded whatever funds are able to be obtained minus a $30 credit card fee. A $30.00 fee will be charged to anyone who denies charges and we prove charges were in accordance with our policies.
Pet Policy
There is a $40.00 fee per pet, per 2 night stay, $5.00 each night thereafter. Pets MUST be approved by Management prior to your arrival, be well-trained, and cannot disturb other guests. Pets are not allowed on the beds or furniture and must be kenneled when you are not in the cabin. Please clean up after your pet. You will be responsible for damages to the cabins, other guest or property and/or additional cleaning charges. Your credit card will be billed for such damages or cleaning charges if other arrangements are not made. If you choose to break this policy, you will be asked to leave and there is no refunds due you.
Any non-authorized pets will be subject to an additional $200.00 charge.
Smoking Policy
All of our cabins are non-smoking, you must smoke outside of the cabin. Please use ash trays and do not put butts on ground. Please help us prevent forest fires. There is a $200.00 fee if this policy is violated. Thank You!
Sturgis Rally Policy
There is a five-night minimum during the Rally. One night’s rent is required when you make your reservations & is nonrefundable. The balance is due on May 1. You may send a check by April 25th or the balance will be run on your credit card on May 1st. All cancellations on or after May 1st are nonrefundable. There will be no exceptions to this policy
Family Reunion Policies
For parties who rent 6 cabins or more, the deposit is non-refundable as of January 1st. The remaining balance will be charged on May 1st and will also be non-refundable. If you need to cancel and we are able to fill your entire reservation with another parties reservation then you will be issued a full refund.
Adverse Weather
In the case of inclement weather such as snow, high winds, tornadoes, lightning strikes, forest fires, etc., if Backroads Inn and Cabins is unable to offer power, water, or access to the property by the 4:00 pm, the guest will have the option to receive a refund for that night’s stay. The condition of the cabins and the property will be accessed on a day-to-day basis.
Additional Terms and Conditions
1. Acceptance The Use Of Backroads Inn and Cabins Terms and Conditions
Your access to and use of Backroads Inn and Cabins is subject exclusively to these Terms and Conditions. You will not use the Website for any purpose that is unlawful or prohibited by these Terms and Conditions. By using the Website you are fully accepting the terms, conditions and disclaimers contained in this notice. If you do not accept these Terms and Conditions you must immediately stop using the Website.
2. Credit card details
YapStone currently provides a payment platform for the payment of rents related to real property via debit card, credit card, and e-check to property owners and managers and their respective tenants (the “Services”). The Services are provided in accordance with the Customer Agreement entered into by the property owners and YapStone.
3. LEGAL ADVICE
The contents of Backroads Inn and Cabins website do not constitute advice and should not be relied upon in making or refraining from making, any decision.
All material contained on Backroads Inn and Cabins is provided without any or warranty of any kind. You use the material on Backroads Inn and Cabins at your own discretion.
4. CHANGE OF USE
Backroads Inn and Cabins reserves the right to:
4.1 change or remove (temporarily or permanently) the Website or any part of it without notice and you confirm that Backroads Inn and Cabins shall not be liable to you for any such change or removal and
4.2 change these Terms and Conditions at any time, and your continued use of the Website following any changes shall be deemed to be your acceptance of such change.

If you breach these Conditions of Use and we take no action, we will still be entitled to use our rights and remedies in any other situation where you breach these Conditions of Use.
